Overview

POSITION SUMMARY: 

 

Under the general direction of the Director of Facilities Maintenance or designee, the Plumbing/Mechanical Maintenance Manager is responsible for the timely and cost- efficient management of mechanical systems, utility distribution systems and equipment in a complex research and medical facility.  This position oversees plumbing and mechanical maintenance personnel or outside vendors who perform maintenance service of piping and mechanical equipment infrastructure.  The ideal candidate possesses a strong background in facility maintenance, leadership abilities, and a commitment to delivering exceptional service.

Responsibilities

ESSENTIAL FUNCTIONS:

 

  • Has the authority to direct and support daily work activities. Responsible for undertaking the following employment actions: hiring, termination, corrective action, and performance reviews.
  • Monitors and understands Joint Commission and other accreditation standards to ensure compliance.
  • Monitors assigned projects to insure they are completed for conformance to plans, specifications, and standards.
  • Requisition tools, equipment, and supplies needed to effectively maintain and operate the facility.
  • Maintains current knowledge of all applicable codes, regulations, standards, and accreditation requirements for area of responsibility.
  • Proficient in the operation and maintenance of equipment such as reverse osmosis systems, steam sterilizers and autoclaves.
  • Oversees the operation, installation, maintenance, and repair of all water/sanitary lines, fire suppression, steam, natural gas, fuel, medical gas, vacuum, plumbing and other piped systems and equipment.
  • Maintain adequate repair parts and supplies to handle emergency repairs.
  • Initiate or suggest plans to motivate workers to achieve work goals.
  • Monitor staff work assignments and various reports daily.
  • Contact vendors, suppliers, and contractors to review proposed work, obtain quotes, make repairs, install new equipment, etc.
  • Create purchase requests within Computerized Maintenance Management System (CMMS) and collect invoices for payment processing.
  • Conducts building inspection tours to identify deficiencies throughout the campus buildings.
  • Ability to work effectively in a busy environment. Strong computer skills (MS office suite), analytical skills and knowledge of data collection and analysis.
  • Act as inside consultant for issues for projects relating to building construction projects, understanding the interactions between building systems.
  • Understanding and coordinating scope and estimate of work required on projects or work order completion, to ensure deadlines are met. Involving contractors when appropriate to complete.   
  • Survey existing conditions, identify building systems needs/capabilities, act as Facilities Department liaison with Project Managers, participate in design review meetings, specify appropriate equipment, work scope, assist in installation, and approve project turnover.
  • Is available to be on call on a rotating schedule with other Maintenance Managers.

Qualifications

REQUIRED QUALIFICATIONS:

 

  • BS in a related field or equivalent experience.
  • 5-8 years related work experience required and 3-5 years supervisory/management experience required.
  • Experience with computer systems required, including web-based applications and Microsoft Office applications.
  • Certification or ability to obtain within 6 months one of the following or equivalent: Building Operating Management Association (BOMA), Building Operator Certification (BOC), Certified Healthcare Facilities Manager (CFHM), Certified Professional Maintenance Manager (CPMM) or Construction Supervisor License (CSL).
  • Ability to travel to offsite locations.

PREFERRED QUALIFICATIONS:

 

  • Journeyman Plumber License
